In Relation to Certificate of Title No. 558704 issued for land in the County of Ramsey and State of Minnesota legally described as: Lots 15 & 16, Block 2, Edgcumbe Heights described as follows: Beginning at a point on the North line of said Lot 16, 30 feet West of the Northeast corner thereof, thence South parallel to the East line of Lot 16 a distance of 66 feet, thence Southwesterly a distance of 132.55 feet to a point 60 feet West of said East line and 60 feet North of the South line of Lot 16, thence South parallel to said East line a distance of 25 feet, thence West parallel to the South line of Lot 16 a distance of 105 feet, thence South parallel to the East line of Lot 16 a distance of 35 feet to the South line of Lot 16, thence West 15 feet along the South line of Lot 16 to the Southwest corner of Lot 16, thence Northeasterly a distance of 156.85 feet to a point in Lot 15 said point being 82 feet Southeasterly of the Northwesterly line of Lot 15 and measured at right angles to, at a point measured thereon 82 feet Southwesterly of the Northwest corner of Lot 15, thence Northwesterly a distance of 114.50 feet to a point on the North line of Lot 15, said point being 10 feet Easterly of the Northwest corner thereof, thence Easterly along the Northerly lines of Lots 15 and 16 a distance of 135.73 feet to the point of beginning TO ALL PARTIES WITH AN INTEREST IN THIS REAL ESTATE, PARTICULARLY: Parties to be served: Benjamin H. Cohen, Ariel Johanna Cohen, Citibank, N.A., Ted Glasrud Associates MN, LLC and All Occupants of the Subject Property. IT IS HEREBY ORDERED that unless you appear before this Court on the 30th day of August, 2017, at 2:00 p.m. in Room 170 Ramsey County Courthouse, 15 West Kellogg Blvd., St. Paul, MN 55102, to make a valid objection, the Court will enter the following Order: That upon the filing of a certified copy of this Order from Court File No. 62-CV-17-3492, the Registrar of Titles of Ramsey County shall cancel Certificate of Title No. 558704 and enter a new certificate for the land therein described in favor of HSBC Bank USA, N.A., as Trustee for Structured Adjustable Rate Mortgage Loan Trust Mortgage Pass-Through Certificates, Series 2005-1, free of all the memorials now appearing on said cancelled certificate up to and including document number 2574307, carry forward the recitals now appearing thereon and the memorials of document numbers 302728, 466858, 957757, 957758, 1069915, 2569344 and the memorial of this Order as long as the Trustee has an interest, with the comment to read "This is a corporate trust as defined by Minn. Stat. §501C.0102(c)(1). Trustee may convey without Certificate of Trust, Affidavit of Trustee or Certificate of Examiner of Titles." IT IS FURTHER ORDERED that this Order be served: (a) at least 10 days prior to such hearing upon all of the above named parties residing in this State in the manner provided by law for the service of a Summons in a Civil action; (b) at least 14 days prior to such hearing upon any of the above named parties not residing in this State by sending a copy of this Order by registered or certified mail, return receipt, to each of such parties at his/her post office address; (c) upon any of the above named parties who cannot be found by two weeks published notice and at least 14 days prior to the hearing by sending a copy of this Order by First Class mail to each of such parties at his/her last known address and at his/her address as stated on the Certificate of Titles if his/her address is so stated.
