NOTICE IS HEREBY GIVEN: THAT default has been made in the terms and conditions of the Declaration establishing the condominium or planned community recorded in the office of the Wright County, Minnesota Recorder as Document No.620420 (the "Declaration") THAT pursuant to the Declaration, the Willow Ridge Townhomes Homeowners Association, Inc. (the "Association') claims that the record fee title holder(s), Karen Wronski (the "Owner", whether one or more), of the following described real property (the "Property"): LEGAL DESCRIPTION OF PROPERTY: Lot 14, Block 2, Willow Ridge Townhomes 5th Addition, Common Interest Community No. 17, Wright County, Minnesota, which is Abstract property; COUNTY IN WHICH PROPERTY IS LOCATED: Wright County TAX PARCEL NO.: 103-165-002140 ADDRESS BY WHICH THE PROPERTY IS COMMONLY KNOWN: 500 Creekside Drive, Buffalo, MN 55313. owes the Association the sum of $4,339.16 as of July 29, 2016, plus other amounts that may have accrued since the date set forth above, including, but not limited to, late fees and the attorney's fees and costs of collection and foreclosure. THAT pursuant to the Declaration, and Minn. Stat. Section 515B.3-116, the amounts owed the Association are secured by a lien on the Property in favor of the Association as evidenced by the Lien Statement recorded on June 29, 2016 in the office of the Wright County, Minnesota Recorder as Document No. A1318331 (the "Lien Statement"). THAT no Owner or other obligor has been released from its obligation to pay amounts owed the Association that are secured by the Association's lien described herein. THAT all pre-foreclosure requirements have been complied with by the Association; There no actions are now pending at law or otherwise to recover amounts owed the Association that are secured by the Association's lien described herein or any portion thereof; THAT the person or entity holding the lien evidenced by the Declaration and Lien Statement is not a transaction agent, as defined in Minn. Stat. §58.02, Subd. 30, and no transaction agent, residential mortgage servicer, lender or broker as defined in Minn. Stat. §58.02 was involved in the creation or servicing of the lien evidenced by the Declaration and Lien Statement which is not a residential mortgage loan as described in Minn. Stat.§58.02, Subd. 18. THAT, Pursuant to the power of sale under Chapter 515B and the Declaration, said lien will be foreclosed and the Property sold at public auction to the highest bidder, for cash, by the sale of said property by the Sheriff of Wright County, Minnesota, as follows: PLACE OF SALE: the office of said Sheriff located at: 3800 Braddock Ave. NE, in the City of Buffalo, Wright County, Minnesota, 55313.
